The BIG 2024 change

We will not accept your phone photos and description, take your money, upload you on to the wrong MLS and then leave you high and dry on your own.  In fact we are anti Limited Service.  We only believe in servicing our clients from start to finish! 75% or more of limited-service listings end up cancelling or expiring and listing with a full service agent.

Absolutely not! In fact we are so confident in our services and what we offer you are free to cancel at ANYTIME. Most brokerages want to hold you and your home hostage for 6 months or more!

We absolutely do not charge a cancellation fee.  Most agents try to charge cancellation fees sometimes in the THOUSANDS.

We have up ZERO front costs or any hidden fees. The only other additional fee is a one time transaction fee of $599 at closing to cover the admin and filing costs.  You will only pay this once your property is sold and closed!

We can absolutely help in selling your land.  However it is subject to the value of the land location on how we charge for the service of that property.

Yes, we do have some minimum requirements to keep this model effective.  At this time the minimum sold price threshold to qualify for the 1% commission listing is $350,000.00. If your property sells for less than that the total listing commission is still only 1.5%.  Both parties must also agree on the listing price of the property to qualify for the 1% commission. Lastly, a property must enter a sales contract within 90 days of listing date to qualify for the 1% commission.

The short answer is “No,” you will soon not be able to offer a “buyers agent commission.” The new rule will only allow sellers to offer a “buyers concession.” This is completely a optional and negotiable piece with the buyers agent and sellers can either offer it up front or negotiate at the time an offer is received.  With that being said we have create and offered this model as a way for sellers to not only gain savings on the listing side but also be able to make those concession offerings to make your property more competitive on the open market.
